Western New England University – Deliso Building
Location: Springfield, MA
Property Type: Private / University
Project Manager: Ryan R. Pelletier
Superintendent/Foreman: Timothy D. Pelletier
Project Overview:
Raymond R. Houle Construction was selected to renovate the ground floor of the Deliso Building at Western New England University — one of the oldest structures on the campus. The project included the full demolition of finishes, ceilings, and multiple interior walls, followed by the construction of new partitions to support a completely reimagined layout.
Scope also included the replacement of heating and air conditioning systems, installation of new flooring, paint, and millwork, and overall modernization of the space to better serve the evolving needs of the university.
Unique Challenges & Strategic Solutions:
-
Historic Building Complexities: The Deliso Building, as one of the university’s original facilities, presented unknowns common to older construction.
-
Hazardous Material Discovery: Despite proactive abatement efforts by the university, additional ACM (asbestos-containing materials) were uncovered mid-project. This required three separate shutdowns, delaying progress.
-
Schedule Recovery: Even with these unplanned interruptions, our team exceeded expectations by delivering the project three days ahead of the original completion date.
Value Delivered:
-
Cost Absorption, Not Cost Addition: Thanks to efficient project execution, we were able to absorb several potential cost overages that would typically result in change orders — passing those savings on to the university.
-
Client-First Mindset: We believe in doing the right thing. When we come in ahead on labor or time, we share those savings with our clients, rather than keeping the margin ourselves.
-
Trusted Partnership: Our approach strengthened an already positive relationship with Western New England University, reinforcing our reputation as a reliable, client-focused partner.
Result:
Despite unforeseen conditions and unavoidable delays, the Deliso Building renovation was delivered on time, under pressure, and with added value. The project highlights Raymond R. Houle Construction’s commitment to integrity, adaptability, and client success, especially within the higher education sector.
