The Ray Houle Construction team partnered up with local entrepreneurs to renovate and build 1,200 sqft of space for their new brewery and taproom in Palmer MA.
The project encompassed converting what was once an auto mechanic garage into a new and inviting social venue for guests to stop by and enjoy. The ownership worked hand and glove with the Ray Houle construction team on a design-build basis and value-engineered the end product to fit into their budget.
This was the entrepreneurs’ first business and were operating on an SBA, so they could not afford mistakes or unnecessary luxuries. As an example, our team made the suggestion that they ask the landlord to insulate the roof on a planned re-roofing project, so that we could save them the cost of a ceiling in the taproom, and go with exposed ceiling truss and industrial spiral duct appearance. Our team also suggested that they remove the planned Vinyl plank flooring that they had requested in the taproom and instead opt to sand and refinish the 2” thick aged pine plank flooring that was previously used by the mechanic during their tenancy. By sanding and refinishing, the taproom got a one-of a kind rustic look and they were able to work alongside us and complete that portion of it themselves and save on costs that they could redirect towards other areas of the build that they needed.
