Project Overview:

Raymond R. Houle Construction partnered with local entrepreneurs Michael Bedrosian and Rachel Rosenbloom to transform a former auto mechanic garage into a warm, welcoming brewery and taproom in Palmer, MA. This was the ownership’s first business venture, funded through an SBA loan — which made cost-efficiency and strategic planning absolutely essential.

Working on a design-build basis, our team collaborated closely with the owners to value-engineer the project, helping them get the most from their budget without sacrificing character or functionality.


Unique Challenges & Strategic Solutions:

  • First-Time Owners: With no prior construction experience, the clients needed a trusted partner to guide them through the entire process.

  • Tight Budget: Operating under an SBA loan meant every dollar needed to be maximized.

  • Creative Problem-Solving:

    • We recommended the owners ask the landlord to insulate the roof during a planned re-roof, which eliminated the need for a finished ceiling — allowing for an open, industrial aesthetic with exposed trusses and spiral ductwork.

    • Instead of installing new vinyl plank flooring as originally planned, we suggested they refinish the existing 2” thick aged pine planks, previously used by the mechanic. The result was a one-of-a-kind rustic floor that brought character to the space and saved significantly on materials and labor.

  • Owner Participation: By refinishing the flooring themselves, the owners became personally involved in the space’s transformation — adding sweat equity and a unique story to the final product.


Result:
Seven Railroads Brewery opened its doors in early 2024 as a uniquely personal and inviting local taproom. The space reflects the creativity, resourcefulness, and teamwork that defined the project — a proud milestone for the owners and for the Ray Houle Construction team.
